Vampires live in a state of suspended death. They aren't quite alive anymore, but they certainly aren't dead, and the only thing keeping them functioning is borrowed time. The blood they intake from humans is what tricks the body into thinking it's still alive, long after their organs have ceased function. A vampire intakes blood through the mouth, using their fangs to pierce the skin, and the blood is absorbed through the stomach and pumped directly into the bloodstream. After eating, a vampire's body will warm up for a short time, until their low body temperature cools the blood in their system.

Fresh blood is required more often than it would be for a traditional vampire. It isn't just "blood" that is required for them to function, but fresh blood with nutrients still intact. Blood inside a vampire isn't preserved like the blood inside a human, but more like blood inside a refrigerator. It doesn't last long, and needs to be replaced often, in small doses.

When it comes to a true death, it isn't just a matter of being hurt by the sun, its a matter of daylight reminding their bodies that their organs are dead. Warmth and sunlight quickly expires stolen blood in the system, forcing the body to expend it quickly in a fruitless need to cleanse it of intruding, expiring blood. This happens regardless of whether they are in direct sunlight or not.

Upon contact with direct sunlight, blood is forced from the area and the skin becomes burned and turns to ash. It takes much longer to heal a sun burn than any other physical injury.

On the need for an invite into a residence, it's completely mental. The dead can't just go wherever they please, after all. Only one invite is required per residence, and it must come from a resident. The invite can be rescinded at any time, and being uninvited in a residence produces similar results to being awake during the day: a rapid expulsion of blood from the body.
